We can write your offer to request seller-paid commission—or not. Here's the strategic advantage of not asking: it makes your offer significantly more attractive to sellers. Most buyer agent commissions (2.5%–3%) are already built into the listing price, so by presenting an offer with no BAC request, you create more room to negotiate on price or seller concessions. Better yet: we can structure your offer to request a closing cost credit that covers our flat fee. If the seller agrees, our fee gets paid from the transaction—effectively reimbursing you at closing.
