What's the difference between chattel and real property?

Chattel means the home is titled as personal property, like a vehicle. Real property means the home and land are titled together as real estate. Homes on leased land are typically chattel.

Why can't a regular real estate agent list my home?

Oregon law requires a Manufactured Structures Dealer License to sell manufactured homes on leased land or in parks. Most real estate agents don't have this specialized license.

Do I need park approval to sell?

Most parks require approval of new buyers and may have specific requirements. You'll need to work with your park management on their approval process separately.

How does title transfer work?

Manufactured home titles transfer through the Oregon DMV, similar to a vehicle. The buyer and seller complete the title transfer process, which is separate from our MLS listing service.

What if my home is on land I own?

If you own both the manufactured home AND the land, it may qualify as real property and could be listed with our standard Flat Fee MLS package at a lower cost. Contact us to discuss.

How long does it take to get listed?

Once we receive your completed information and photos, listings typically go live within 1-2 business days on the appropriate Oregon MLS system.

What buyer agent commission should I offer?
