Common MLS Listing Questions

Quick answers about managing your Oregon flat fee MLS listing.

Use the MLS Management Form to request a price change. Simply enter your new asking price and any notes. We'll update the MLS within 24 hours (often same-day), and the change will automatically syndicate to Zillow, Realtor.com, Redfin, and other real estate sites.
All MLS listings use our dedicated number: 503-300-6330. When someone calls, they receive a text asking about the listing. We respond with your contact information so buyers and agents can reach you directly. Your info is also in the private agent section of the MLS.
Submit a Status Update Request. For Pending, include the expected closing date. For Sold, include the final sale price. Status updates are free—there's no change fee for MLS status modifications.
Absolutely! You can upgrade to Agent Assist Coaching or Discount Full Service anytime during your listing. We'll credit what you've already paid toward the upgrade. You can also add consulting calls as needed.
Buyer's agents have direct access to your contact information in the MLS listing. Your phone number, email, and specific showing instructions are displayed in the agent-only section of the MLS. Agents will follow your showing instructions to contact you directly to schedule appointments. You control the showing process—specify your preferred contact method, notice requirements, and any access instructions (lockbox code, appointment-only, etc.) when you set up your listing.
Once your listing is active in the MLS, it typically syndicates to Zillow, Realtor.com, Redfin, Trulia, and hundreds of other real estate websites within 24-48 hours. Some sites update faster than others. The MLS feeds data automatically—you don't need to do anything extra. Changes to your listing (price, photos, description) also sync automatically.
Following the 2024 NAR settlement, buyer agent compensation is no longer displayed in the MLS. However, you can still choose to offer compensation to buyer's agents—it's just communicated differently. Buyers are now required to sign a written agreement with their agent before touring homes, and buyers may be responsible for paying their own agent. If you choose to offer compensation, buyer's agents can learn about it through other channels (your listing description, direct inquiry, or third-party sites). Many sellers still offer compensation to attract more buyer interest. We can discuss your options when setting up your listing.
Yes! You can add up to 35 photos or replace existing images anytime. Use our Photo Upload Form to submit new photos. We recommend updating photos seasonally or after making improvements to your property. Professional-quality photos significantly impact buyer interest—consider our professional photography add-on if you want to maximize your listing's appeal.
Your listing remains active for 6 months from the activation date. If your home hasn't sold and you need more time, you can extend your listing. We'll send you a reminder before your listing expires. There's no pressure—you can also withdraw your listing at any time if your circumstances change.
To list your property, you'll need to complete our listing agreement, provide the Oregon Seller's Property Disclosure Statement, and submit a Lead-Based Paint Disclosure (for homes built before 1978). We provide all required forms in our Transaction Documents section. Our team will guide you through each form to ensure MLS compliance.
A lockbox isn't required, but it makes showing your home much easier—especially if you're not always available to let agents in. We offer both electronic Supra lockboxes (which track who accessed your home and when) and combination lockboxes. Many sellers find a lockbox essential for maximizing showing opportunities. With flat fee MLS, you handle negotiations directly with the buyer or their agent—that's how you save thousands in commission. Buyer's agents typically send offers via email. Most changes are included at no extra cost! Price changes, description updates, photo additions, status updates (Pending, Sold, Back on Market), and showing instruction modifications are all free.
