Home Energy Score Report (required for the City of Portland, Washington County and Deschutes County properties)
HOME ENERGY SCORE REPORT REQUIREMENT
All sellers of single-family homes (certain style condos/townhomes/covered buildings included, with exception) f your property is located in the City of Portland or the City of Hillsboro (within Washington County), a Home Energy Score Report is required before listing. While Deschutes County does not currently mandate this report county-wide, the City of Bend has been exploring its implementation. These requirements apply primarily to single-family homes, with some exceptions for specific condos or townhomes. You may begin the listing process on our site without the report; however, your property cannot be activated on the MLS or syndicated to partner sites until a valid Home Energy Score is provided. Costs vary depending on your home's size and the assessor you choose. For full details and a list of certified assessors, visit the official program site at www.pdxhes.com, the City of Portland’s page at portland.gov/bps/energy-score, Hillsboro’s program update at OrderHomeEnergyScore.com, or learn more about statewide efforts and advocacy in Bend at 350deschutes.org and Oregon.gov Energy. Buyer's Agent Commission (BAC) – Off-MLS Disclosure
Buyer Agent Commission (BAC) is no longer entered in the MLS or displayed in public remarks. However, the newly updated Oregon Real Estate Purchase and Sale Agreement includes fields where a buyer’s agent can indicate the commission they are requesting. This amount is fully negotiable between the buyer and seller and must be agreed upon outside of the MLS. If you are offering compensation to a buyer’s agent, please indicate the amount here for our internal records only. This information will not be published or shared in the MLS.
Third Party Approval Required
Select "Yes" if your listing has both of the following features: a) the Seller does not have the authority to close a sale without approval of a lender, bankruptcy court or other 3rd Party; b) if closed at the listed price, there would not be sufficient funds to satisfy or fully discharge all liens and closing costs, including commissions. Note: 3rd Party to Transaction will automatically be selected if "Yes" is selected on this field.
