Flat Fee MLS is a service where you pay a one-time flat fee to list your home on the MLS instead of paying a percentage-based commission. Your listing syndicates to Zillow, Realtor.com, Redfin, and hundreds of other buyer websites. You handle showings and negotiations yourself, potentially saving thousands in commission.
That's entirely up to you. You can choose to offer buyer agent compensation (BAC) to attract buyers working with agents, or you can offer $0 and negotiate directly with buyers. Since the 2024 NAR settlement, BAC is no longer displayed on the MLS and is negotiated outside the listing.
The biggest difference is we charge ZERO compliance fees at closing. Many national competitors like Houzeo and List With Freedom charge hidden fees of 0.25% to 1.25% when your home sells. On a $550K sale, that's $1,375 to $6,875 extra. We're also Oregon-based with local offices, not an out-of-state call center.
Most listings go live within 24-48 hours after you submit your property information, photos, and complete the required paperwork. Rush service is available if you need to list faster.
We cover all Oregon MLS systems including RMLS (Portland metro), WVMLS (Willamette Valley), COMLS (Central Oregon), SOMLS (Southern Oregon), and OCMLS (Oregon Coast). Your listing automatically goes to the appropriate MLS based on your property location.
Absolutely! If you start with our flat fee MLS service and decide you want more support, you can upgrade to Agent Assist coaching or Discount Full Service at any time. We'll credit what you've already paid toward the upgraded service.
No! Your listing will look identical to any other MLS listing on Zillow, Redfin, Realtor.com, and all other sites. Buyers and their agents won't know (or care) whether you paid a flat fee or 6% commission—they just see your home.
We provide all Oregon-specific real estate forms including the Oregon Residential Sale Agreement, Property Disclosure forms, Lead-Based Paint Disclosure, and all addenda you might need. Our Premium and Ultimate packages include pre-filled contracts ready for signatures.
Our packages include 6-12 months of MLS listing time depending on the package. If you need to extend, you can renew at a discounted rate. You can also cancel anytime—there's no lock-in contract like with traditional agents. If you want to try a different approach, upgrade to Agent Assist for pricing and marketing advice.
With flat fee MLS, you coordinate showings directly with buyer agents via phone, text, or email. We can set up a showing service like ShowingTime for an additional fee, or you can use a lockbox and let agents show on their schedule. For open houses, you host them yourself or hire a licensed agent for a flat hourly rate.
